Located just a 5-minute walk from the Hachijo Exit of Kyoto Station, it offers excellent access for sightseeing and business trips alike.
JR and Kintetsu lines: Kyoto Station (Hachijo Exit) – approx. 5-minute walk
Shopping mall: Kyoto Avanti– approx. 5-minute walk
As a fully private property, you can enjoy your stay without worrying about neighbors. It is ideal for families and group trips.
The kitchen is equipped with basic cooking utensils and tableware, and a washing machine is also available. These facilities make it convenient for both short stays and longer stays.
Although the property is close to Kyoto Station with excellent access, it is located in a quiet residential area.

The 2nd floor Western-style bedroom (Bedroom 1) with two double beds will be prepared.
• For 3 or more guests:
One futon set will be provided for each additional guest. Futons will be arranged in the following order:
2nd floor Japanese-style room (Bedroom 2) → 1st floor Japanese-style room ① (Bedroom 3) → 1st floor Japanese-style room ② (Living room).
Each Japanese-style room can accommodate up to 2 futon sets.
For groups of 9–10 guests, each double bed will be shared by 2 guests.
*Futons in the 1F Japanese-style rooms are provided in a folded state. Guests are requested to set them up themselves.*
*If you would like all futons to be laid out in advance, or prefer a different arrangement, please let us know at the time of booking.*
* In principle, children under 2 years old are considered co-sleeping guests; therefore, bedding and amenities are not provided. *

Important Notes
- This listing is strictly non-smoking throughout, including indoor spaces, the front yard, and the balcony. Guests who smoke are not permitted. Smoking on the street in front of the property is also prohibited.
- The property is located in a residential neighborhood. Please be considerate of neighbors, especially regarding noise after 8:00 PM. When entering or leaving the property during late night or early morning, keep the noise from suitcases, voices, and other activities to a minimum. Parties or gatherings for drinking or social events are strictly prohibited.
- For the sake of neighborhood harmony and consideration for our neighbors, the north-facing windows on each floor (the entrance on the 1st floor and the bedroom on the 2nd floor) are not operable. Thank you for your understanding.
- No mid-stay cleaning is provided, including towel replacement or bed-making. For long-term stays, please contact us in advance.
- Bedding and amenities are provided according to the number of guests booked. Please ensure your reservation details (dates and number of guests) are correct. Only registered guests are allowed to enter the property. Additional guests beyond the reservation without prior approval will be charged extra.
- There is no private parking on the property. The nearest parking is Times Kyoto Station South No.4 (タイムズ京都駅南第4), approximately 1 minute on foot.
- The property is exclusively reserved for one group. Staff are not present on-site.
- Please make sure to check all messages sent at the time of booking for important information.

- Guests may not enter the property before check-in or stay beyond check-out time. Luggage storage is available after 12:00 PM on the check-in day upon request. Please note that we do not provide luggage storage after check-out.
